It now seems that it isn't hard enough to sell a property, so just to
make it a bit more difficult it is, from tomorrow a requirement to
waste even more money on another meaningless bit of crap.

Two options:
1. Punt it out at auction with a low reserve.
2. Rent it out for 6 months[1] - they always sell better in the spring.
[1] Just don't rent it to a couple of god-botherers, coz they'll fuck
off without telling you whilst owing you over a grand in rent. Looks
like I'm hitting the small claims court *again* - ho hum.

I can see pros and cons to it. The pros are that the buyers have an
easier time, no getting a survey done on each house that you're
interested in, if you're worried about energy efficiency then you can
see what'll be needed if anything. The cons are that there's no bugger
around to administer the scheme or to actually do the surveying and
the seller has to cough up even more.

It's just another way of extracting money from you IMO - when you are
forced to pay for things like water searches, environmental searches and
chancel repair insurance it all begins to add up. When you look at what
the money buys you most of it is utterly useless.
It would nice if we had an open government to the extent where you could
do these searches yourself on the internet for free rather than having
them turn it into a revenue earner for themselves.

mortgage on it and the cunts wont let me let it out as they recon it

Nah, next year will be fantastic - it's 2012 I need to worry about. I
always have a four year cycle with these things. 2004 included a
break-up, a divorce, a redundancy, two court cases & near-bankruptcy -
quite mild compared to this year really.

Actually, from a "major events" POV 2008 has, so far, been pretty

In the space of two months (December and January so the delights of
xmas in there as well) in the late eighties - dead grandparent, row
with fundies at said grandparent's funeral, half the ceiling of my
flat collapsed due to above flat leaving bath running, fiance emptied
back account and fucked off (and when he'd spent the money turned up
at my parents telling them a load of bollocks and trying to get money
from them) I lost my job due to asking too many questions 'is it legal
to sign these for someone else?' (company directors later did time for
fraud) and crashed my mini on the way back to Wales.
Still the worst fucking time so far. <waves choccie biccy at fate>

Heh, the sign of someone who's really been through the ringer. I've not
done the rocking/sobbing thing of course, being a rufty-tufty biker.
Well not for a few weeks anyway...
On the plus side, I put a new client live today[1] after 18 months of
work, & nothing's blown up yet, so maybe things are looking up.
[1] Which hopefully means only one more trip to Pontefract will be
required - christ I hate that journey :-/

From today you will need a cert for rental property, as others have
said.
What is less well known is you will also need one if selling
privately, even if a Home Information Pack is NOT needed.
It is utter crap - we have a property managed by an agent - currently
awaiting new tenants, they wanted £58 VAT before the 1st so they
could carry on marketing it after the 1st.

I came to terms with the idea pretty quickly. I didn't like it, but it
was the only way to cope.
