private house sales skewing the data?
Here is the some fairly recent data for Grange Road Peterborough. I had
a look at these properties and the prices shown recently are completely
unrealistic. If you believe these prices then Grange Road is one of the
cheapest places in England, and it ain't. The low priced houses never
went on the market, so I am guessing they are private sales between
mates or relatives or something like that, but you can make your own
mind up. It's not obviously a crash and I don't see any local properties
available at these prices right now, but it all looks a bit fragile.
It's anyone's guess how this data affects buyers, sellers and the market
in general:

The prices shown are those from the Land Registry records. How much is the
difference that you believe the figures are wrong by?

extended detached house which should be nearer £200K on the open market.

Good point. That mostly explains the £120K semi which is a double
fronted ex-council on a corner plot, (the wrong sort with not much back
garden)
It's a mixed 20's estate of redbrick. Very practical for a family on a
budget, but not that small a budget obviously.

The land registry records all types of transactions including sales, but
there are too many reasons to mention why a sale price may be lower than you
expected...

I know what you mean - there is often something affecting the local
house prices without it being apparent what it is.
If you look at the following, you will see that the further houses are
away from number 12 Beatty Rd, then the more they are worth. I have
no idea why this should be so.

Interesting. Having worked in Ipswich during the 80's I have to say I
wouldn't go into that area after dark. As for the *devaluations*, might
this be because there are known criminals living in that area?
From Usenet searches it would appear that the resident at number 12
Beatty Road recently had his computer seized for "investigations into a
sexual nature". Perhaps he could sue the Police? <ROFL>.
