Yes, nail fatigue means the roof is shot.
About 15K to replace with new continental slate,
about 10k (very roughly) to replace with existing slate topped up with
pre-used, about 5K to have it sprayed from inside (bad option). Dont
forget you get all new flashings, under felt, proper ventilation etc with a
new roof. Also be aware that if you have a new roof with new slates, that
your old slates will have a value and this should be taken into
consideration. Get LOADS of quotes, TALK to every one who comes to price,
some people think they are absolutely marvellous and convey this very well,
when in reality they are crap. If you tell the winning bidder that you
intend to get the roof checked by a building surveyor before you part with
any money you will get a MUCH better job done (or he'll run a mile!)

Nail sickness is caused by corrosion around the nail where the nail goes
through the slate, the nail in the lath is usually still in good condition.
If the nails have corroded this will allow the slates to slip out.
The roof will need to be re roofed, slates taken off including the lath's
and Lead work to any valley's or chimneys and abutments. The old slates can
be sorted out to save the best and re used with any shortage made up from a
reclaimed dealer, but remember there is no guarantee with reused slates.
The ridge tiles can, be reused if in good condition. More and more
householders think that the slates are valuable, in a way they are, but
before you think about large sums of cash. Who's going to sort the waste
from the sound slates and getting them down onto the ground and what are you
going to use taking them in to the reclaim yard , it takes time and time
costs. Thousands of dirty slates about two tons or more in your car ? Talk
it over first with the contractor to see what he will allow you.
What you have to consider in a re roof is, cost of various roofing
materials, Concrete tiles are the most economical, but you will have to
have building control examination to see if the roof will carry the extra
weight.
Then comes reclaimed slates. all the materials except the re claimed slates
will have a guarantee. The reason for the slates not having a guarantee, is
that the quarry they came from can not be identified and probably no longer
exists, plus the fact that any guarantee as long expired.
Man made or fibre cement slates come next in line, most economical and have
a guarantee.
Various natural slates from Spain, Brazil and China fall next. But if you
want the ultimate then you have to go for Welsh, probably twice the cost of
the other slates.
Ask about ventilation and types of underlay felt, try to keep away from
bitumen and plastic, which type of nails to be used for fixing the slates,
copper are the best aluminium not so good as they corrode quicker. Insist
all new Lead work to be replaced and while the roofs off get the insulation
brought up to spec. Renewal of the rainwater guttering should also be
considered, as it easier of the scaffold than a ladder
Check to see if the contractor carries up to date public liability
insurance, ask to see it. If your property adjoins another, like a semi or
part of a row, ask how they plan to make the bonding in watertight.
Get firm quotes not estimates.
Costs vary from size of property on the area of square metre, don't forget
its not a new roof you are paying for, its the cost of erecting a
scaffolding for a working platform, the old roof being taken off and the
waste being disposed of and the new roof going back on.
What ever you do don't go for under roof spray foam. Its not recommended by
the roofing federation, carries no ventilation and if some damaged is caused
in the future to the roof or the leadwork, it'll cost you a fortune to get
it repaired and remember you still have on old roof covering that will have
to be replace later.

Depends on size of semi really. I would thin going on what a f4riend was
quoted really that you would be looking at between3 - 5 k.
Yes there is glue that you can put on from underneath but just how good this
is I have no idea and also you have to look at what condition the slate
timbers are in.
In the end it might be better to have the job done properly first by A VERY
REPUTABLE roofer, not a firned of a friend who can do it for you on the
cheap
