Stairs an bldg regs - whats the deal?   
Im planning to have new stairs put in. My question is this

a - what would happen if i put the stairs in and didnt get in contact with
anyone about bldg regs

b - if noone found out,  when i came to sell the house would anyone know or
discover this in any way!

c - any other thoughts

Absolutely nothing, unless somethings happens and the building control
officer is called out as part of an investigation and the a lot happens...

Unless the stairs are in such a bad shape that the buyers survey shows them
to be not up to building regs, and then complains / asks for building regs.
aprooval, and the stairs are still standing and haven't killed anyone not
much will happen.

As long as the stairs are fitted according to latest building regs. and are
'up for the task' i.e. suited to be used as permanent stairs, and are safe
then no-one will complain.

Remember that the main point of the building regs are safety to yourselfe
and others and that the materials are suited for the purpose and installed
in a safe manner. If everybody followed theese guidelines then we wouldn't
need the building regs, but because some cut every corner there is to cut
(and then some more) we need the regs to make sure that everything is safe,
and the only surefire way we can guarantee that the regs are being followed,
is by the building control officers who's only task is to make sure that the
building regs are followed.


If we didn't have cowboys that don't follow the building regulations we
wouldn't need the building control officers...


If you do a 'proper job' then you have nothing to worry about, but if you
don't and something happens and it's discovered that it happened because you
fucked it up and didn't follow the regulations, then you are in deep shit
and may / will find that your insurance won't pay up either.
