Tenancy Agreement Help Needed

I am a live-in land lord renting a room in my house to a lodger.
The tenant is 2 months outside of his assured tenancy agreement and

would an owner be in breach of a covenant to use a property as a single
private dwelling if he rents out three or four rooms to lodgers?
would this alter if he provided some visitors with B&B?
what about if he regularly had sales of plants from his garden?

contradict each other.
Can anyone clarify whether the legal aspects of this subject relate to work
of equal value for staff of opposite sexes, or does it apply to everyone
